You Can Build Radon Resistant New Construction

Radon can be managed easily in new construction by following a few simple steps and installing some basic passive components during the construction process.

These components, a diagram, and several links to “Building Radon Out” are listed on the State of Connecticut Department of Public Health’s Website; we have included information here from that site to enable you to easily access this information.

For just a few hundred dollars (a tiny percentage of the cost of a new home) the builder can effectively reduce the amount of potential radon entry into the home by installing a fan to the piping if higher than desirable levels are found during post-construction radon testing.

Addressing radon during construction makes good sense to ensure proper management once the construction project is completed.

Basic Components of Radon-Resistant Construction:

  • Adequate room for the fan and power source in the attic
  • Minimum 3-inch PVC vent pipe running from sub-slab gravel to the roof
  • Slab perimeter and cracks sealed on basement floor
  • 6 mil polyethylene sheeting between the slab and gravel
  • Minimum 3/8-inch clean gravel (no fines) at a minimum depth of 4 inches

Every new home should be tested for radon after it is occupied.  If radon gas levels are equal to or greater than 4.0 pCi/L, the passive system can be activated by installing a standard radon fan.
